How We Work at Solo Real Estate
Please read before completing rental application.
Leasing and moving into a new home can be difficult. We wish the process to be as easy as possible. The following procedures are designed to serve the best interest of all parties concerned:
1. When you decide to take an apartment or house shown to you by one of our agents, you must complete a credit, rental, and employment application. The fee is $30.00, payable in cash or money order and is non-refundable. No personal checks accepted. A government issued photo id must be presented along with your application.
2. Your application and credit report solicitation will be processed promptly. Assuming your application is approved, you are required to provide a security deposit equal to one month's rent payable in cash or money order. No personal checks accepted. Payment must be made within three (3) days of verbal approval of your application. During this three (3) day period, the apartment/house remains on the market and remains available to other applicants.
3. Once the security deposit is paid, a lease will be prepared. You will have three (3) days to sign the lease after being notified. If you fail to sign the lease within the three (3) days, you will forfeit your security deposit.
4. Upon signing the lease, you must pay your first and last months rent, payable in cash or money order. No personal checks accepted. If you haven't signed the lease and paid your first and last months rent within three (3) days after being notified, you forfeit all moneys paid, and the apartment/house will be returned to the rental market.
5. At the time you receive your keys and are prepared to move-in, you will receive a copy of your signed lease.
6. We ask that you pay your rent by check, mailed so that it reaches us by the first day of the month. Please contact Denise Piechoski at denise@solorealty.com before the 5th of the month if you anticipate that your rent will be late.
7. We ask that you document in writing any repair requests and notices, preferably by email, so that miscommunication is avoided. Do advise us ASAP of any emergencies. Repair emails should be sent to Meagan Campbell at meagan@solorealty.com. Questions or concerns about rent or bookkeeping should be emailed to Denise Piechoski denise@solorealty.com.
8. Please keep a copy of your keys in a safe place (with a friend, neighbor, or family member) just in case you lose your keys.
9. We are not always available, but you can always leave a message on our voicemail system, which we monitor. We do not provide immediate, 24/7/365 emergency service. Our office hours are Mondays through Fridays, 9:00 a.m. to 5:00 p.m., so do try to advise us of any issues during our office hours. |
